What does a landlord need from a tenant?
Before a tenant moves in, a landlord needs to be confident that they have: met the rental property requirements from relevant legal documents, ensured that the property is safe to rent, and that they are confident with their tenant’s identity, immigration status, and employment credentials.
How do you fail a tenant reference check?
This includes:
- Banking – Negative feedback usually means someone has been moving bank accounts too often which can be a sign of poor money management or credit problems.
- Affordability – If the tenant’s income is less than two and half times the rental amount they will usually fail referencing.
When does a landlord need to give a tenant a checklist?
It is the responsibility of the landlord to provide the tenant a list of the property rented as well as their respective conditions at the commencement of the rent period. This is important because, at the end of the rent period, the conditions of the properties need to be checked before the tenant can move out from the rented property.
What should be included in a move out checklist for a landlord?
It makes both sides aware of the expectations. Landlords can customize this checklist to meet the specific needs of their property. The items on this list should include the condition the rental property should be left in, as well as any additional move-out procedures and obligations.

What to do when you are a landlord for the first time?
For example, landlords can enter their tenants’ homes to perform repairs or routine maintenance. Once you have the lease agreement, have a lawyer or legal expert go through it. Afterward, go through it with the tenant (in detail) to ensure no amendments are needed. If both parties are satisfied with all the terms, have the lease signed and dated.
